These Terms and Conditions govern the relationship between you (the "User" or "Client") and Adhira Realtors Pvt. Ltd. (hereinafter referred to as "Adhira Realtors", "we", "us", or "our"), a company engaged in the development and sale of premium farmhouse plots and other real estate projects in Pune, Maharashtra.
By accessing our website, inquiring about our projects, booking a site visit, or entering into any transaction with us, you agree to be bound by these Terms and Conditions. If you do not agree to any part of these terms, you must refrain from using our services or engaging in any transaction.
All property transactions, including the sale of farmhouse plots in areas such as Mulshi and other locations around Pune, are subject to the applicable laws of India, including the Real Estate (Regulation and Development) Act, 2016 (RERA) where the project qualifies for registration, Maharashtra land revenue codes, zoning regulations, and other relevant statutes.
We strive to provide accurate and up-to-date information about our projects, including layout plans, amenities, pricing, and specifications. However, all details are subject to change as per approvals from competent authorities. Clients are advised to independently verify all information, including land title, approvals, and legal clearances, before proceeding with any booking or purchase.
Farmhouse plots are generally on agricultural or converted land. Construction is subject to local building rules, FSI norms, and change of land use permissions where applicable. We do not guarantee convertibility or construction permissions unless explicitly stated in the agreement.
Bookings for plots are provisional and subject to availability and final approval. A booking amount paid does not create any legal right over the plot until a formal Agreement for Sale is executed and registered as per law.
All payments must be made as per the payment schedule mentioned in the Agreement for Sale. Payments should be made only through banking channels to the designated account of Adhira Realtors. We do not accept cash beyond permissible limits under applicable laws.
In case of cancellation by the client, refunds (if any) will be processed as per the terms of the Agreement for Sale and applicable RERA guidelines. Cancellation charges may apply. Delays in payment by the client may attract interest and may lead to cancellation of the booking at our discretion.
We maintain transparency in financial dealings and adhere to the requirement of depositing funds in a separate account as mandated under applicable regulations for registered projects.
Possession timelines mentioned on our website or in marketing materials are estimated and subject to force majeure conditions and regulatory approvals. We will make best efforts to deliver possession within the agreed timeframe.
Common amenities (roads, electricity, water supply, security, etc.) will be developed as per the approved layout. Maintenance of common areas after handover will be managed by a Residents' Welfare Association or appointed agency, and maintenance charges will apply.
Any structural defects or deficiencies will be addressed as per the warranty terms specified in the sale documents and applicable laws.
We collect and process your personal information for the purpose of providing services, processing transactions, and complying with legal obligations. Your data is handled in accordance with applicable privacy laws in India.
We do not share your personal information with third parties except as necessary for project-related services or as required by law. By engaging with us, you consent to the collection and use of your data as described in our Privacy Policy.
All content on our website, including images, brochures, designs, logos, and project details, is the intellectual property of Adhira Realtors or its licensors. You may not reproduce, distribute, or use any material without our prior written consent.

Clients are strongly recommended to conduct their own due diligence, including legal title search, encumbrance verification, and consultation with independent legal and financial advisors before finalizing any transaction.
Any disputes arising out of or in connection with these terms or any transaction with Adhira Realtors shall first be attempted to be resolved amicably through mutual discussion.
In the event of failure to resolve amicably, disputes shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra. For RERA-registered projects, disputes may also be referred to the Real Estate Regulatory Authority as per the provisions of the Act.
Adhira Realtors reserves the right to modify, update, or revise these Terms and Conditions at any time without prior notice. Continued use of our services or engagement after such changes constitutes your acceptance of the revised terms.
If any provision of these terms is held to be invalid or unenforceable, the remaining provisions shall continue to be valid and enforceable.
These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any reference to statutes includes amendments or re-enactments thereof.
